@Brian Christensen Unless the land is extremely valuable, your likely better off building a duplex, which will be significantly cheaper per ft2 than a 4-plex, due to different building code and fire protection regulations. 

Time started to become more valuable than money.

Your realtor should be getting feedback from showings to gauge buyer interest and feedback to help guide you on what steps to take next.

I feel moderately comfortable but a little apprehensive about doing it myself after watching some youtube videos and reading some guides..
