I'm not able to invest close to home anywhere within 4hours driving minimum due to the enflated prices this oil boom has done.

Oil and gas are still down and we still have no idea when it might recover.

Either by;  buy and flip or buy and hold properties. i am not looking to reap the rewards for at least 10 years.( i am 29 now). my location is in Bakersfield Ca. i currently work on a land based oil rig. i have a construction background and there is nothing i cant fix/build myself when it comes to rehabing a house. i am open to all sorts of ideas so i can then narrow down my path of action. in your guys experiences what would be my best bet. any advice / input would be greatly appreciated. i just dont want to get discouraged, go out and buy a boat or something and then regret not seizing this opportunity when i had the chance.

The low priced properties in my area need a ton of work, they have water damage, mold, bad septic systems, failed roofs, underground oil tanks, etc.

The park caters to oil and gas workers.

To me a only major red flag would be if the property had some sort of environmental issue such as a leaking underground oil tank.

Electric, gas/oil would be the responsibility of the tenant.

They are looking to sign leases with oil companies for their workers to reside in the mini-motel.

., call centers etc...) or are they jobs that have to be done by people in the flesh (healthcare).Also, are the jobs geographically or resourced based (oil and gas in Texas for instance)?

Around here if they qualify they can get $500 worth of oil for free.
