That way you'd be able to offer AC as well and that would definitely increase the desirability of your place. 

To even get close I'm going to have to offer about half of the asking price which even my realtor said could be a slap in the face.

@Rick Martin - I've got a lot to offer in fact - but I hear ya.

My understanding is that the request is to offer a private stay at the condo as a raffle prize, not that any event would actually be held at the condo.

If you need a Realtor, I'd be happy to offer and negotiate on that property for you, but even if you've got that covered I wanted to offer my opinion that location would be a good one in my opinion (considering that Interior condition unknown).  

Accept all the help he has to offer when it comes to evaluating deals and finding good cash flowing properties - try to learn from the analysis that he does so you can get better at doing it yourself - then reward him by paying him to manage them - remind him that he's not going to want to manage them for free when you have 20+ properties - so you need to start getting used to paying for property management unless you plan to learn to manage on your own - which may not be a bad idea so that if you do pay a PM - you know what you are getting and what they should be doing.  

Maybe if wer're lucky we'll get to round 2 and be able to offer best and final.

Also, I don't know how your house is setup but if you have a way to offer private entrance, guests tend to prefer these types of properties. 

I've heard to offer 10-20% lower than the market price.
