You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

In order to complete a BVS, note that a Boundary Survey must first be conducted to locate the property lines.A BVS is a specific requirement that some cities place on projects that propose a new structure.

@Yael Fuerst  I can't comment specifically on the viability of Pittsburgh as a STR market, but I would make the argument now is a better time to invest in real estate that operates as STR's than ever before.

Thanks Evan, these are the type of answers I couldn`t seem to get specifically unless it was through non accredited investors that been around the block in those circles (outside of Rise 48 and Spark Rental).

Did the lease specifically say they pay for water? 

Are there specific networking events, online platforms, or strategies that have proven effective for building relationships with investors?

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).
