It sounds good to use, but what do you do after that in terms of ownership?

I am a first time investor and am currently under contract for my first property (yay?!).

Hi All,  We have recently moved to the Springfield/Branson area and are just under contract on a home with an FHA assumable mortgage. 

The owner isn't too keen on putting it on MLS and rejected working with realtors but willing to sign a contract with me. 

If you're in an HOA there also may be regulation against having a short term. 

If they violate the terms again, demand they leave.
