Happy Holidays.Question: a partner and I purchased a property cash last month (vested in an LLC where we are 50/50 members).

I was told my plan has two shortcomings:1) You cannot use proceeds from a self directed IRA to finance (purchase or rehab) any part of a deal you manage (even it the property is owned by an LLC, I still own the LLC)- this is "Self-dealing."  

I have been looking at working with the following firms, and they all seem to have different opinions on Nevada/Wyoming entities, series LLC, land trusts, etc.

Hi Jeff,In the scenario you laid out above, could someone start an LLC to obtain the HML but then be a rent-paying tenant as an individual in the property, essentially paying rent to your LLC or does that violate the Dodd-Frank regulation?

If I were to move to a new house and put my current primary residence under a newly formed LLC, would this trigger a due-on-clause event from my bank?

They would not let me have more than 5 landlord policies, and they would only let me write policies to an LLC if I was the sole owner.

I am looking at a single family house and would like to buy it in an LLC.  

Is creating an LLC the best way to go?
