@Angelica Walker sounds like you have a good contact above already but would certainly recommend connecting to some real estate groups close to you. 

but i'd never recommend that. 

I will probably have to spend some time out there to get a better feel for myself but didn't know if there was anything specific that you would recommend.

I still recommend it for purchasing notes, but buyer beware and check all paperwork thoroughly.

If a tenant were to cause $2500 damage to a shower glass door - would you provide a noncompliance letter to the tenant and give them an opportunity to fix it, or would you take the reigns and fix it yourself and bill the tenant (to @Adam Bartomeo’s point)?
