Paying people to do things I know how to do as well, or better, is completely against my nature.

Contact some local investors and property managers and pick their brain to see what strategies and price points are profitable so by the time you are financially able to make a move, you will hopefully already have a few properties to pull the trigger on

Fun :)Dealt with it with rentals in Matteson and Cal City recently and it's such a slowdown to our business that we just pulled right out of Chicago for rentals & only do them over the border on the Indiana side. 

In the short time I have done this I have pulled a tenant from each different platform.Also some on here swear by Facebook marketplace.

I had my guy quote me on pulling the old, 4 foot fluorescent, light fixture, sheetrocking the ceiling, putting in recessed lighting etc.

The exact nature of your legal situation will depend on many facts not known to me (us) at this time.

We know our own area well, and can almost always find deals that we'd like to pull the trigger on, but until we accumulate more cash, we can probably only purchase another $100-120k in property before we slow down and wait for our debt snowball to catch up (pay down the HELOC and eliminate the cheapest mortgage to open up standard financing options again).Here is the conundrum: Another local long term rental (or two) would be a great decision, BUT a beach house sounds like a lot more fun.Specifically, we are 2 hours away from Panama City Beach, and we are curious to get into a new type of real estate.

Pretty soon I'll be looking to refi my 4-unit MF, which will allow me to pull out almost all the money I have put into the property.  

Hi BP, I have been using Listsource.com to pull list but when I come into contact with the homeowners they often own the property free and clear and are not distressed.
