It is not as simple as just figuring out how to build it you need to first contact the local municipal buildings dept. and investigate if they allow them.

The requirements for getting a real estate license include the following:  (6) Evidence of good reputation for honesty, trustworthiness, and integrity sufficient to safeguard the interests of the public; and(7) Completion of a criminal history background check through the Department of Arkansas State Police and the Federal Bureau of Investigation as set out in § 17-42-315.

So keeping our name on it seemed to make sense but it is just a preliminary idea we haven't spoken to a lawyer on how to structure it.

When I went to investigate and get a house number it turns out that there was a Fannie Mae notice to the homeowner that the home is now owned by Fannie.

How do I investigate to discern if the claim has a factual basis?

You have to do some preliminary investigation.The first thing is visit the local building or planning department to see what the area is zoned for.

Get a qualified person to examine it and make a preliminary estimate of what it needs and the cost to fix it.

This is a great example of doing solid investigation and due diligence to market/locate, rehab, and sell at a profit.
