I have an option to take over owner carried financing of the building  that the previous owner has set up with the owner before them.

There are also some MFH options in north Dallas (Inside the loop so actual Dallas). 

I would price out both Heloc and cash out refinance side by side to look at best options.

Define your long-term goals carefully, determine your ideal outcome, plan ahead, and refrain from spending any money until you have thoroughly evaluated all your options.

Which I think is why MOST properties don't sell for that close to the market value.its not that much different from a stock option right?

It just takes longer days on market (30-60 days) and lots of conversations with landlords explaining why people have more options and go with the best one for the dollar and why we have to be more flexible in terms of pricing and requirements these days.

Need to do more research on possible retirement account options, but for now I'm not pursuing this.

@Kristi Johnson see if you can find a HELOC option or find the right deal that covers the higher rate of a refinance.
