And then you added some more about the challenges that might arise with financing 20 properties; one of the things I had on the list for suggestions to your book.My question: Did you accumulate one property per year for 20 years and then let each one "mature" for you, or did you get 20 or more in a single year (or a small number of years) and then let them "mature"?

So your in the game until the pads are sold, which could be a year, and could be many years... at some point you will turn over your heavy hand in the HOA and management duties and the owners will handle the issues that arise int he park.

(which doesn't do you any good)In the foreign country I do intend to buy in, tours are brought in from Australia to look at farmland, and they are very popular and a lot of real estate gets sold.The thing about a foreign country, is that there is so much to learn, and a limit to how much time you can visit and decide what to buy.The only thing I would worry about would be that the tour would take me around and show me only over-priced properties.

Then you can simply refinish the floors.As far a colors go, find out what's popular in your area and use a Sherwin Williams paint wheel to match the colors.If you don't know what you're doing when it comes to selecting the right color, find someone else who does.

Both Miami and Fort Lauderdale are popular vacation destinations so I would guess that if you buy right, price right and market right, you will do ok in this bad economy and better when the economy improves.

If you want to wholesale and don't want to put any money out of pocket you need to consider dealing with homeowners with equity. trust me there are tons out there contrary to popular belief.
