So your in the game until the pads are sold, which could be a year, and could be many years... at some point you will turn over your heavy hand in the HOA and management duties and the owners will handle the issues that arise int he park.

(which doesn't do you any good)In the foreign country I do intend to buy in, tours are brought in from Australia to look at farmland, and they are very popular and a lot of real estate gets sold.The thing about a foreign country, is that there is so much to learn, and a limit to how much time you can visit and decide what to buy.The only thing I would worry about would be that the tour would take me around and show me only over-priced properties.

If you want to wholesale and don't want to put any money out of pocket you need to consider dealing with homeowners with equity. trust me there are tons out there contrary to popular belief.
