I personally love Montana and have a lot of family friends who have moved up to the Kalispell/ Flathead Lake area but I don't think she would like how long, cold and grey the winters are haha.Also, I have to consider schools and access to sports etc for my boys since playing sports on top competitive teams was something I thoroughly enjoyed growing up.

Been living in my first condo for 1.5 years now and it took them 5 months to repair a garage that had an Oak tree completey fall through it, 1 year+ to cut down 2 small dead trees (after they approved the work, months later they said it wasn't approved...then surprise, they ended up doing it after the Oak tree fell down lol), received a 3 year special assessment to replace roof and siding (why wasn't that previously budgeted for?)

@Kaleb HenryAdd to the fact there is also a Conventional option called Home Possible where you can do 3% down on a 1-unit or 5% down on a 2-4 unit.So if you are looking at multifamily homes, if you play your cards right, you can buy up to 12 units with 5% down, 3.5% down, and 0 down, all within slightly over 2 years (since you have to live in each for a year).And if you are working with the right loan officer and realtor, they can help you with how to use seller credits together with those low down payments to get you into these properties with very little out of pocket.TYFYS and best of luck!

If none of your buyers told you which one was off, then you should assume you need to work on both.I tell new wholesalers this all the time but I'm afraid most don't listen: You should be putting things under contract for a price you yourself would be willing to close on, and you should actually have the ability to close on the property.If neither of those things is true, I think you're playing with fire by putting things under contract with homeowners anyway, knowing you have neither the ability nor willingness to actually close.
