If you meant 3 years, then I would get a loan that doesn't have a prepayment penalty after the third year.Interest-only loans can help you cash flow while performing renovations during the first few years.

You can always find your own tenants, meaning you are not solely at the mercy of your property management company.Post your properties yourself on ForRent.com, Craigslist, Zillow, any site you can find that lets you market your rentals (there are a ton of them).

These people are often buying site unseen.Now if you are someone buying say 1 to 4 properties a year, and need a lot of hand holding through the process...in this instance it is just not a reasonable expectation to have multiple agents that want to work with you.
