I've been investing in real estate for many years, flipping houses before flipping was "cool" from back in the late 90's, as well as buy and hold.I'm looking to team up with other investors to form a partnership for the next flip, or hold, which ever makes sense.

Steph and I formed this partnership, bought the property and tried to start a new real estate team together and hire a new employee while trying to project manage this whole project...it was a very stressful time but I'm not sure if I'd do it any other way now.

. - I have one other rental that I bought in partnership with a Family member (1 bed 1 bath).

Could someone please explain how partnerships work with a private lender?

I'm looking at BRRRR because I don't want to wait to grow my portfolio, so it's really the only option I see outside of partnerships (also pursuing).

Why do you want to form a REIT, when you can do a limited partnership.

Partnerships; leverage; scale (4 plex, etc); private money; lies. 

My initial thought was that it could be a good partnership with me finding, analysing, and funding the deal, and him doing the repairs.

Do you and your partners need a new Real Estate Partnership Agreement filled out and signed for each and every different property you take on?

Get to know them and see if potential partnerships make sense, considering their needs and what you'll bring to the table.
