@Pablo FloresWe were able to negotiate with them and I think we are around 35$ per unit for everythingWe have been using them for over a year now and we are up 15% yoy which is partially the market trending up after last years correction but also the revenue strategy.

The definition of Appliance has been expanded to include any device provided to the tenant to cool the home, to include permanent or portable air conditioning units, swamp coolers etc. 

We have found homes that have basements converted into apartments, which we could rent out for income and have also found duplexes with one unit occupied.

Changes to the rental status of a unit, such as restricting rentals would be in the CC&R's.

Ally,You only need 15% down to buy an investment home even a 2-4 unit multifamily.

Even if you could get $5000 per unit and every tenant was perfect, you would still lose money.

@Ken Barrett I am only dealing with 2 machines total. 1 dryer and 1 washer in an 8 unit building.

I also recommend jumping into a renovation over new construction so you can get a feel for the work.Alternatively, you can also jump into a property where you can add more units and that can help you ease into it as well since you'll still be collecting money while you pull permits.
