So basically I sit back and collect a few extra hundred bucks a month from my office 100 miles away. 

There are even homes within a few miles that are going for $500k+

My question is, there are 20 homes that have sold within .05 miles and within the past 6 mos. but there are 31 homes currently on the market in this same area (a realtor friend gave me this info from mls).

I saw their sales tactics coming a mile away.

Total holding cost 7500.All together totaling 145000Comps in the area are anywhere from 200k to 350k for similar houses with in a 1 mile radius.

I would interview a lot of real estate brokers in your area within a 20 mile radius even if you're in a rural area of OhioI would play the "neophyte or the rookie" and asked them 3 or questions in person,  not over the phoneQuestions like, what's the number one thing I should be doing to go to to get a portfolio of rentalsWho's the best agent in your agency to help me get a portfolio of rentals?

It's 8 miles from the mall, and close to a lot of potential employers.

If you are in a 8% market but the nearest 10% cap rate market is 1000 miles away is it worth it to invest from a distance?  

There is not a lot of houses where our land is located and the nearest groceries is about 5 miles away.
