I'm a real estate newbie.

I'm looking at a property that Asking Price 255k, Rehab 85k, ARV 450k (3300 total square feet including basement). My question is, there are 20 homes that have sold within .05 miles and within the past 6 mos. but there are 31 homes currently on the market in this same area (a realtor friend gave me this info from mls). Would this be a good home from me to fix and flip? or is this location to flooded?
