Many of these give sales pitches, gurus try to sell their products or mentoring programs, or someone tries to get you to invest in a REI Fund by a group of people pooling their money, for some REI and promising an unrealistic return.

For Oahu it would be great if there is someone who loves to coach and mentor new investors by providing lessons learned and guidance.

I applaud you for sticking yourself out there and asking to get a mentor but may I advise you to come to Vegas first, get your feel of the place and go to some REI groups and meet lots of people.  

Thanks @JeffMorelock I have looked for investment clubs and even mentors in my area and nothing.

I suggest if  you want to find a mentor you offer something in return.  

So, before exploring the forums for anything and everything, before asking for a mentor, and definitely before giving up- I highly suggest and recommend to start by reading "The Ultimate Beginner's Guide to REI" provided by BiggerPockets. 

Your mentor will put together a checklist of things you need to do to qualify and start checking those items off the list.  

Is this the same as a junior loan being stripped in bankruptcy, then the homeowner begins paying on it again?
