Most properties in Nebraska are built for the seasonal conditions we go through meaning we typically all have heating, A/C, good insulation, basements (for severe weather), etc.

Depends on the condition.

In my area I've been a foreclosed condo for $117,000 and the exact same condo model, same condition in the same building listed for $147,000 foreclosed also.

Just don't be scared off by the fact that a lot of the housing stock is not in the greatest of conditions.

Its a little outdated but in great condition.

You can sell for a much higher amount to them, assuming the property is in good condition, but it can be a hassle as you need to know if they are pre-approved, and the lender might need to do inspections and appraisals etc.

In my LOI it clearly states seller and it's assigns agrees to pay me XX percent commission AT CLOSING AS A CONDITION OF CLOSING and will be included in the purchase and sale agreement.Now what this does is gets rid of funny business.

This would be a cash purchase with normal DD period to assess property condition.
