You can sell for a much higher amount to them, assuming the property is in good condition, but it can be a hassle as you need to know if they are pre-approved, and the lender might need to do inspections and appraisals etc.

In my LOI it clearly states seller and it's assigns agrees to pay me XX percent commission AT CLOSING AS A CONDITION OF CLOSING and will be included in the purchase and sale agreement.Now what this does is gets rid of funny business.
