If you don’t have the money, balance sheet or experience then you need to work on that but aligning yourself with other peoples assets or talents but  you need to bring something to the table for people to join with you.

What I did was join the local REIA. 

Join a few local investor groups.

But many times, this is NOT the case.Good luck to you Lisa, and keep "picking the brains" of seasoned pros on this great Site and maybe try "linking-up" with other real estate investors in your area (via by Meetups or by joining local real estate investor club (REIA meetings).

I would be happy to join a team of investors or learn from an individual but just looking to learn as much as i can from the investor side of this business.

The beginning of this process is joining this forum, and asking advice from experienced Landlords who have been doing it for some time.

I'm not a pro, but I'm learning to be one, reading many books, following videos on youtube, and also joining some conversation on the bigger pocket forum. i think that a resume of the experience of some of you could be helpful not only for me if not for a lot of new entreprenours on real state.
