Work ethic, reputation, and integrity carry the day.  

It may be too late now that there have been two closings, but if the closing attorney has any integrity (and assuming the original contract is clear), he should make it right by either collecting the funds from the original seller or cutting you a check directly.In fact, I'm sitting here with my closing attorney right now (a good friend of mine), and I just confirmed that that's what he'd do (get the money from the original seller or cut a check out of his own account).

I have some questions for other real estate agents who focus on investment clients (and do it with some degree of honesty or integrity).I left corporate sales to manage my wife's growing real estate team two years ago.

I'm never going to hire this company again (not because of one bad crew but I now notice more red flags now from this small business.But I'm a terrible businessperson because of my morality, integrity, and kindness  As I get older, these values get stronger.  

I have no doubt there are some "wholesalers" acting with integrity.

It integrates with Google Calendar and now I have my task list wherever I go.

So even though the owners' listings are in the company's accounts the payments from travelers still go directly to the owner.These companies are doing this because if the listings are in their account they are able to use integration software that makes it MUCH easier and efficient to manage a property's listing on multiple sites like VRBO, Homeaway, Airbnb, Flipkey or TripAdvisor.

We plan on wholesaling first, then eventually integrating some buy & hold.
