He should walk the roof to check for soft spots, not just view from ground, etc.To answer the title question, I would gladly pay $400 for the detailed inspection rather than $200 for someone to test the dishwasher and flush the toilets.

Building good relationships with other investors, Realtors, Title Companies, attorneys, accountants, contractors, etc., will not only make your life easier but will ultimately bring you deals.

The other concept which I have seen more lately than before is wacky title vesting to get a deal done.

If you take the latter reasoning and set up a new company for long-term holdings I think it would be very easy to signal to the IRS what your intent is by taking title at the outset in the proper entity.

No title policies, no access, cashier's checks on the spot, etc. etc.
