After hunting and hunting for a deal and calling tons of different mobile home parks and figuring out what their lot rent is etc., I've finally found a really good deal that doesn't need too much rehab! 

Regarding cash flow, the lake area isn’t necessarily better than Austin proper, so you have to hunt for a good deal.

We all don't need to stay to the grindstone and hunting and doing all the time.

They were hunting the birds I was trying to bait.

You may need to organize the subs and hunt for your own subs (of course depending on how much work you need).

Build relationships with cash-buyers and find out exactly what they will buy, then hunt down the properties that fit their buy box.

Also I suspect some bankruptcy attorney, RE investor, or other type of person hunts these people down before the sale to try to make a buck.
