Tell me how often you have to file for an eviction.I didn't ask to negotiate the monthly fee, and never have since day one - as long as they provide me excellent service, I am happy to pay their requested rate. 

In my area , inventory is still low and people are offering over asking , without an apprasial contingency .If you are happy with the deal and you can make the numbers work , go for it . 

Ours states appliances are "as-is, where-is", meaning we do NOT have to fix or replace them.Now, if we have a great tenant, we will usually work something out to keep them happy to eventually renew:)Why don't you offer something, but also REQUIRE they extend the lease for another 12 months?
