I have the opportunity to buy a 2 stores, 3 rooms and 2 bathrooms townhome for $160k.

BP,     My wife and I are going through our inspection report for a two family we have an accepted offer on and the inspector noticed that there are black soot like heat streaks staining above the baseboard heat in the bedroom and living room of rental unit. 

I can open-up the garage door to give me more room to turn.Purple is my other solution in need of moving stand alone street light further south. 

That gives us a lot of room to increase NOI and increase the value of the park in the long run.

I moved out of my house a few months ago and now rent a room from a friend so that I could lower my expenses and make that house a short term rental.  

Students will pay 800 to 1000 a month per room.. run the numbers.. 

I have raised rents on 3/4 of the units, brought an old laundry room back to life, and added storage sheds on the property for additional income.

Purchase price: $193,500 Cash invested: $8,000 Fourplex with an on-site laundry room.

It's the old story really, and even the "righteous" appraisers are not immune, that when people have a vested interest in something and someone comes along and threatens that, people fight it to the end, no matter the morality either way.What I love about the BP/Investor community, is that there is really not much room for an appraiser!!!
