@Zach Mitchell @Elizabeth Wilson Understood - My questions are from the perspective of online lead generation, where we know the person is looking to sell their house quickly, so they are a motivated seller - not the driving for dollars approach (which, as Zach stated, I agree those leads are of very low value individually, since it is a lot of guess work).

@Toyin Dawodu You post hit home, not so much from a borrower perspective but from a lender perspective.

Not only that, but when I get perspective tenants making comments like that, I already pegged them down a level and would not rent to them. 

Do you know what is required from a legal perspective to rent out the remaining four if the burnt side doesn't affect those units? 

However, from a credit card issuer perspective, they will reject your credit card application for too many inquiries even if you have a decent credit score.

My perspective is that you just have to factor more into what you can't see.

From a tax perspective, the S corp could help you save on self-employment taxes.
