I think screening will be your best friend if you go this route to prevent the most headaches. 2) I'd say the biggest problem renting by room is potentially laws about unrelated persons living in same household.

I have to serve my tenant with a 10 day notice to quit for a property in Indianapolis.

I was able to get the seller agent to give a 30 day grace period where I can get my 1k deposit back for any reason.

On another property REO, we were the first in to see it and the next days they shut down all showing due to covid, so nobody else was allowed to show.
