That leaves no profit for you.Most flips and flippers I know are having to do much more extensive rehabs to create value: additions, complete guts, moving walls, adding bathrooms, etc.

Try to negotiate in an extension now, say 1 one year extension allowed with a $1000 payment to be applied to the principal balance.- If it's a rental property, most lenders will only lend 75% LTV, so if you're putting down roughly 5% now, you'll have to bring 20% to the closing table to refi (assuming no appreciation in the next 2 years).- 6% interest is somewhat high.

I've also just started reading "The Book on Flipping Houses" which is a bit longer and more extensive but seems great thus far and I would highly suggest it, it's also part of the BiggerPockets bookstore.I'm in Columbus, OH and I'm sure all of the other people from Columbus will come out of the woodwork on this one since Central Ohio is extremely hot right now.

I had thought once the national moratorium was declared by the TX court to be unconstitutional it would prevent another national extension, followed by states, but none of this was the case.
