Save cash in a liquid manner up to a level you feel comfortable with to cover reserves then use excess to purchase more properties.

Because my STRs have been STRs 22 years, I wish they had more points for those STRs far in excess of 5 years.  

See excessive time costs as an opportunity to improve upon the inefficiencies you're experiencing.

Its' the government so I know that it can be a slow process, and this all happened around COVID, but 2 years is excessive.
