LTR is so much easier but usually a lot less cash flow as well

Next goal for me is to do my first multifamily( 4 unit) deal in San Diego either through 1031 exchange of my condo or  (my cash  + friends cash).

The LLC is meaningless in this equation at this point unless you are going to pay cash.

Property is in the best neighborhood in Denver, and it was funded with some cash I had and a hard money loan.

Do you regularly work with cash buyers on off market deals?

In my market, agents/investors/wholesalers pitching creative financing get this objection as well.They typically have a 2nd offer (usually much lower purchase price) for the owner to be able to accept now and cash out. 

I wanted to gain insight about this market.How are you all doing cash flow wise, roi wise in this market. 

You wouldn't buy a long term rental with 20% down in NYC or San Francisco and expect it to cash flow.
