If you have a house that rents for say $900/mo, where HUD pays 6, the tenant 3, keep track of the portion the tenant pays so you don't double report the income.

I first lived in it while renting out the other bedroom for 20 months (not enough for homeowner exemption, unfortunately), then I rented it for about 3 years before selling when the tenants left.

The cash I have invested all came from tenants paying rent that would have paid off the properties.In reality I could have paid off every property but chose to double my investment returns rather than park my cash in a property.
