As long as more people come in than leaving, you're right that it might be better to keep the property and use insurance and other means of de-risking for some black swan events than selling the property.

As a CA based person who wants to be prepared to take down small multi/commercial deals and syndicate the equity, should I create a single member LLC now (i.e. is Delaware the most advantageous) now and then deal with creating the necessary legal structure after the deal has been tied up?
