The site makes everything appear very turn-key and the reason it caught our interest is that they work in two of the markets we are looking at.

If you tie up the deposit then you’ll have to deal with small claims court.

You would want the court to have processed quiet title or a title company to offer a tax certification which is them insuring the title.

Look for another house that appears to be in good condtion. 

Whatever you do, do it before he files, or you will need permission from the court.

After looking at the MCS website's it appears that they are acting as a property maintenance manager.

Or deduct for cleaning, drawers, and potentially go to court?  

The deals appear to be good for cashflow so the question is where I keep looking at a distance or look for something closer.

Now a HOA could force the issue in court and force the sale of the house .
