@Matthew Thibeault I'm not sure what part of the country you live in but I would recommend making a list of the 5 most active investors in your area and locating their office and I would walk right in the front door and tell them exactly what you just wrote on this forum.

I know a lot of property managers around the country and these are the states where the PMs talk about their landlord-friendly laws.

Good news is you need to post a 3 day notice before you can file with the courts.

You should also be able to look through probate court records if they had an estate that was probated.

I won't see the appreciation that other parts of the country see, but I know that going in to the deal.
