The area is BOOMING, about 10k new high-paying jobs moving in, tons of new and expensive restaurants within walking distance, lots of wealthier people moving in.What we bought is only 1.5 mile from the HGTA, but seems like a world away.

Vallejo, Sacramento, Richmond, Stockton, etc. 2 of those 4 cities have direct ferry commute connections to San Francisco (which increases rent over time) but haven't yet experienced completely crazy core Bay Area appreciation (so you get a lower purchase price), hint hint.

As prices skyrocket in Austin....are these cities close enough to get commuters from Austin or Houston or people that can work from home 2-3 days a week?

Going long distance can be tough when you’re just starting out - might be worth it to get a few local deals under your belt first.

High-end Bergen County homes aren't moving as quickly as they once did.However, Glen Rock and Ridgewood homes are always in demand due to the proximity of the commuter train into NYC.And your profit margin is too thin (because of the Wholesaler taking his/her cut).

The city of Boulder was pricing many buyers out of market, and knew that this market - a 20min commute to Boulder - would continue to strengthen as higher income Boulder buyers continued to drive demand here.
