Well, to borrow from Dave Ramsey: Look out for the 10 thousand dollar cat ... the one that may destroy your floors, trim, even walls and cabinets... 

We're considering doing a little work on it before anything... finishing the basement (currently half-finished), repainting bathrooms, living room, kitchen and bathroom cabinets.

Chose cabinets and countertops and showers last week... met contractor today, plumbing and drywall work commencing this week!  

The plan is to redo floors, cabinets, paint and bathroom tile with the goal is to raise rents to $650/month per unit which I feel should be possible for this area.I have talked to a portfolio lender and the terms they are able to offer are 6%, 15 year amortization and 5 year term with 30% down down payment.  

However I'm just getting started on the second vacant unit and am in need of a contractor that specializes in:Kitchen cabinet installationTile flooringDrywall and texturingHVACI searched through the forums already and made some inquires, but the contractors I spoke with are all quite far from Clearwater and want to charge for travel time on top. 

What about things like Water heater, driveway, plumbing, cabinets, paint, flooring, landscaping, windows, structure (foundation and framing), etc, etc.  

Many people probably will not even notice the cabinet work. 

It's a small kitchen and cabinet space is at a premium, so which is more important cabinet space or dishwasher?
