I'll defer to our lending gurus to better fill you in on that end of things, but certainly you should look for ones that are in the path of progress, have additional revenue sources (think storage, laundry etc), or potential therefor and/or have scope to add a bedroom or another unit to increase the income.

On the other hand, the broker that represented us in the acquisition of the lots is also a very good and capable broker, although she is not specialized in new home sales.Frankly, I think either would do a good job selling the homes (especially in this market) but I'm trying to weigh the following things:1) In general, I like the idea of rewarding the sourcing broker.

I ran the calculation with a ductless minisplit air source heat pump vs an energy star oil furnace/boiler(with oil at $2.21/gallon and electric at 15 cents/kilowatt hour,) and with these assumptions, the ductless saves about 35% on heating costs.

I am likely looking to use hard money as my source of funding, but since hard money is usually based on the deal itself, I'm assuming you have to secure a deal before even submitting a request for funds - but do you actually have to something under contract to apply for hard money?
