Hi @William Patsalis, I am not super familiar with current commercial rates as I am on the residential side of lending but that seems low.Current rates for residential for an investment property are in the low 6s and seller financing deals generally yield a higher rate.However, it is completely up to you and the buyer to work out rate and terms.I am sure the others in this forum can provide some additional advice.Hope this helps!
