Indianapolis in particular is one place I'm seeing a lot of good movement, but most of the others on your list look good.I'd probably be a bit hesitant about higher-end multifamily in Vegas specifically right now, thanks to recently delivered upscale developments and a big drop in rents (was seeing -3.1% YoY around October/November).

Quote from @Jonathan Garcia: Well technically what I use is irrelevant considering I'm switching.I have 174 doors 63 of which are self managed.I don't have growth plans as I'm in the stage of just natural progression due to years of investing. As far as the software I want to collect rent, Fees, Maintenance request, Reports, and a system that can handle as many doors as possible with no restrictions.

James Carlson Hot take: Personal booking websites for your STR are overrated
7 March 2024 | 82 replies
All are necessary, honestly we did our direct book site to piggy back off VRBO, air and a local site we use. 90% of it is repeat bookings that like to communicate with us through that direct book site vs some protected site like air.we send out a mass email to all our guests using hostfully email capture and offer 5% off the lowest direct booking price which still nets us more than we get for the same booking through the platforms.we do all of it, direct, local and the platforms, we continue to have good success and our clients/guests love it.as far as the price for the website development- to be honest we had a great year one year and needed a write off so that was a factor as well. bottom line is people find you in so many ways, we don't want to eliminate any of them.

It appears the units are below market, however with some cosmetic repairs and perhaps some capex's I feel I could increase the rent by at minimum (based on local comps) 68%.I would offer 85% of list and estimated $20,000 in repairs/upgrades (this is probably a generous estimate - the property appears to be in good shape, basically needs a face lift). With all these figures, including the 50% rule, financing with 20% down @ 3.5%, I come out to a profit of $262 per unit and a cash-on-cash return of 9.53%.So, does this seems reasonable?
