For heavy smoking, I recommend steam cleaning the walls, washing all the surfaces (cabinets, appliances, light fixtures, etc.), painting the walls and ceiling with an oil-based primer to ceiling in the remaining tar, painting, and installing new flooring. 

As someone else mentioned I think that Househacking a multi family is your best bet and the recommendation I give to everyone looking to get started or even someone looking to buy their first home.House hack is the easiest barrier to entry becasue your cost for downpayment can be as little as 3.5% FHA or 5% conventional, and you usually get the best rates as a primary residence borrower.

With you being in Florida I would recommend you invest as close as possible to home as possible.  

Or are there tiers (such as the highest tier) in the program where a Lead will just say “Here’s the properties I recommend” and all the member has to do is choose what they want to invest in?
