I seek out markets that have strong travel demand, medical, historic draw, military, etc.

Based on the history of these tenants, I believe that when I tell them that the lease will not be renewed, they will cease paying rent. 

I am niched down in healthcare real estate like medical office, surgical centers, and medical retail centers.

On the other hand, she may have a ton of medical expenses that eat up her money every month.

What was promoted though is that these TK properties could EASILY be sold if one so desired, even sooner than 10 years because prices are stable in Memphis due to great presence of Fedex, medical industry, and many other big employers.
