As with most locations, it is likely seasonal so be prepared that it could be vacant during off-season, or at least your rates will be a lot less.Start with this expense/asset items and analysis.

If your tenant's dog is older you don't have to worry too much about damage (Of course there are exceptions). 

Typically I find the process of probating a will to be pretty straight forward but in this case, the older decedent has been deceased for MORE THAN 21 years.
