A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

I am able to finish the project using cash as well, no loans needed so far that I can see.

I would focus on getting a job and not properties.If you were dead set on it, you could use a DSCR loan as your only option if the lender will approve it based on the property rentability.

Rinse and repeat a few times and you'll be set. 

Time was a factor as the bank was set to take the property back and we had pushed the closing back one day before it became REO.

Hey all.I'm looking to invest in 4-6 syndications in the next 6 months, and would appreciate receiving recommendations on syndication companies that are known, and trustworthy, and preferably that you worked with. 

For notices, contact her through her normal method, but also post a notice on the house AND send a registered letter to the last known address.

She is very experienced and knows the area well.
