I have no experience in 1031s Rick so I am going to make that my mission to research this weekend, I hadn't thought of that. 

I just found it online this weekend, and I e-mailed the owner my contact information, so that we could set up some time to go through the property. 

I have a full time job and invest part time after hours and weekends.

also read some books from the Library or just buy: The Weekend Millionaire, The Millionaire Real Estate Investors These are my two all time favorites (they have cheese titles but very good readings) And most importantly you should go to your local  Real Estate Investor Club  a few times and observe who are the "do-ers" and not the "talkers".

We have found that 8 units is an annoying size – too many to just handle in evenings/weekends, but not enough to be a full time job.

We just came back from a long Easter weekend there (worked on a Cary SFR we just closed on a few weeks ago) and are also looking for continued growth there, as well. 

I'm in Mountain View and am currently beginning to invest in Houston (made my first offer this weekend).
