As a CCIM, I use Site to Do Business which is a very robust application and has a lot of special info used to look for markets for users and look for comparative demographics to successful markets they may already be in. 

If the units are different sizes the lender will use rents from the smaller unit, irrespective of which one you actually plan to live in. 

Give users a chance to answer you first though.  

I guess I should not be shocked that some people in government have so little respect for private property ownership that they can commandeer property and infringe on contracts entered into by persons of legal age.

Honestly, one of the best things you can do is scroll Zillow listings to see what kind of rents different areas of the city command.
