I am constantly watching the BP podcast and reading books, and I can't wait to pull the trigger on my first rental property.

We are getting closer to pulling the trigger, but not quite there yet.

Penalties for non-compliance can be extremely severe. 

I believe the solo 401k is better than the checkbook Ira from a compliance standpoint even if it costs a little more.

Meanwhile, they won't even pull the trigger on a 5% down duplex to just get started.

I look at a good amount of CFD’s and notes on a regular basis and can still find 3-5 deals out of every pool that Meet my investment criteriaI also see people in two buckets- those who have been in the space for 5+ years when pricing was absurdly low because of supply and those who are newer who are noting pricing is high but never pull the trigger.

We have found one that we are considering making an offer on but still have a few concerns before we pull the trigger.

If you do find a deal worth pursuing, I'd consult with a CPA or compliance agent and ensure they'd perform without the incentives in case they were to go away. 

Theres no compliance work, just normal operations and you decide how much to unwind at what cost.
