Noob investing in Ft. Wayne, IN

Hi my name is John and I am looking to get started buying rental property in the city I live in which is Ft.  Wayne IN.  I have been involved in real estate in a few different ways over the years.  I currently do maintenance of apartment communities, I was briefly a property manager, I have wholesaled a few deals in the past, and was a real estate agent for a short time.  I feel like all of this has been a long and brutal training for the next chapter in my journey, lol.   I am constantly watching the BP podcast and reading books, and I can't wait to pull the trigger on my first rental property.
