@Anna DoumkinaIt’s going to be very challenging getting a lender to do one property with that low of a down payment - so start with 1 before trying to buy 5-10Section 8 properties also have a lot more maintenance so you will want to make sure to have adequate reserves as well

Or as the original poster put it- just don’t finance them and pay all cash, then you could do it with 40 luxury rentals at $10k a month.Now to rant - it’s great to have a goal, but start with one and see how it goes….

Then they sell as many as they can at top dollar until something changes, then they start discounting and starting 'Fire sales" which hurts the previously purchased homes since the last few get sold for less.
