The minimum loan amounts on some of these programs vary between $250K to $500K.There are programs for loan amounts below $250K but the rates are even higher but you still have the ability to utilize the 30-year amortization.You can go to the local bank and get a loan but their products are different.

Does the FCRA have any input on to whom I rent... meaning, does it create any limitations on my criteria: no felonies in past 10 years, not on probation or parole, no evictions in past 10 years, good references from prior landlords, not owe money to any prior landlord or utility company, have reasonable credit, income is 3x rent, etc.

Should be 12800 incomeOur expenses are approximately 10k a month on average-3300 for mortgage-900 for insurance -3500-4000 for utilities (water and sewer are provided by us) and we have on site laundry that costs us 1400 dollars included in those utilities. -1000 to the resident manager-500 to maintenance guy-600 taxesOur issue right now is that the previous landlords let the tenants slide on rent sometimes.
