Don't be afraid to ask questions or think outside the box.

I have done a few flips with some people I know but it was in Texas and unfortunately the money people didn't want to listen to me or other contractor (brother) about where to spend money and where not to so the three houses I did and spent a lot of time away from home to do didn't net me anything.  

I recently got in touch with a lender who spent a long time talking to me and explaining how they work with investors and retail buyers.

A perfect example of thinking outside of the box.

I had spent time with the neighbors, joined the block club, and gave EVERYONE my number but no one bothered to call when they saw guys hauling my stuff away.

I spent 50k on my first house (rehab budget) and went over by alot, but I got the education on how to pick apart a house.  

I spent 5 years in construction management as a project engineer until I received my BS in Finance at which point I began working in commercial lending for US Bank and did that for nearly 4 years.
